We are seeking Project Managers with 5+ years of commercial / industrial construction experience to join in our success.

Applicants in our core areas of expertise – including healthcare, transportation, industrial and financial institutions – will be considered a plus, along with proven preconstruction experience with design-build and CMAR delivery methods.

Successful applicants will be motivated, take-charge leaders with a successful track record with an emphasis on quality and safety. Strong computer skills, MS Project and Procore (or other web-based project management software) considered a plus.

Primary Function:

Responsible for the overall direction, technical management, completion and profitable financial outcome of multiple construction projects that range from $500,000 to $30,000,000. Project assignments may vary from directing one large complex project to directing several small to medium size projects through subordinate managers. On new projects and business development opportunities, provide administration and technical management from bid/proposal preparation through final acceptance by the client. This candidate will report directly to the President.

Essential Responsibilities:

Business Development/Client & Arch/Engineer Management: Manages client relations and actively participates in business development efforts.

Project Preconstruction: Leads preconstruction services ensuring accurate project estimates and bids are provided.

Contract Management & Administration, Risk Administration: Manages the risk of each project by ensuring compliance with the prime contract, subcontracts and supply agreements. Verifies owner’s ability to pay and monitors subcontractor’s financial capacity.

Financial Management: Manages all financial aspects of the project including establishing and monitoring the budget and ensuring positive cash flow on the project. Has profit/loss responsibility for the projects.

Project Performance: Responsible for overall project performance including: cost, quality, schedule, submittals, safety, team management, closeout & warranty.

People Development/Team Relations: Serves as the team leader for projects, effectively utilizing various skills sets and providing coaching and feedback to team members.

Design-Build Management: On design-build projects, plans, organizes, and supervises the design and construction efforts for a total project. This will involve coordinating all design efforts as well as overall management of field construction activities.

Jobsite Management: Direct and supervise work of project administration, project superintendents, and assistant project managers to establish operational priorities and maintain satisfactory relationships with owners, subcontractors, unions, etc., and work in a team environment.

Previous Job Performance Experience Requirement: The successful candidate must have the required experience of 5+ years managing projects and project teams with established general contractor on multiple commercial/industrial construction projects; hands-on experience in all aspects of construction from preconstruction management; estimating, scheduling, document and drawing control, submittal control, cost control (purchasing, bidding, negotiations) and management of superintendents on multiple sites; strong technical skills (proficiency with Microsoft Excel and Word preferred); strong customer satisfaction skills [client satisfaction references required]; and outstanding presentation and persuasion skills to present and secure new project contracts (prior business development and experience is a plus). Preferred candidate is one with advanced construction experience with business development role in pursuing a particular project by providing our prospects and clients with cost savings solutions, proposals and estimates. Proven record of leading and preparing complex proposals and estimates with minimum supervision with profit/loss responsibility.

Education Requirement: The successful candidate shall have a 4-year degree preferably in Building Sciences, Construction Management, Architecture, or Engineering, or equivalent work experience.

Candidates must be committed to delivering the highest quality product possible, constantly evaluating processes that affect the project and making needed changes using knowledge, customer input, and commitment to exceed client expectations.

Working knowledge of computer programs including Excel, Word, Outlook, MS Project, SureTrack or P6, & project management systems such as Procore.

Ability to prepare complex proposals and estimates with minimum supervision with profit/loss responsibility.

Excellent reputation for always completing projects on time and within budget, with minimum supervision.

Aggressively lead on-site safety and quality control procedures and policies.

Stellar reputation of following contract and company change order management procedures and negotiating change orders with owners and architects.

Proven leadership skills, strong work ethic, and highest integrity working with project team and clients.

Must be able to lift up to 20 lbs of weight.
Must be able to stand and sit for long periods of time.
Must be present in the office for teamwork and collaboration.
